Jersey City’s Newest Boutique Condominium, Harsimus Flats, Comes to Market

Douglas Elliman announced recently the launch of Harsimus Flats, a boutique residential condominium. Developed by Ben LoPiccolo Development Group (BLDG-UP) with architecture by MVMK Architecture (Minervini Vandermark Melia Kelly), the four-story building is located at 275 2nd Street in Jersey City. Douglas Elliman’s Lisa Poggi will spearhead the exclusive marketing and sales for the project.

“We are thrilled to be working on this exciting new residential development, where each residence offers light, a prime location and an elevated sense of modernity in the heart of Jersey City,” said Lisa Poggi. “The building’s location, rooftop views and rare parking garage will attract discerning buyers, and we look forward to selling out the project.”

“It’s rare to find newly constructed condos in an established historic neighborhood, especially with parking,” explained Ben LoPiccolo, CEO of BLDG-UP. “With Harsimus Flats residents will enjoy the old world charm of Jersey City while living in a modern elevator building.”

Harsimus Flats offers 12 one- and two-bedroom residences spanning interiors of 695 square feet to 1,076 square feet. All residences have hardwood floors and ceiling heights up to nine feet. Finishes in the kitchen include Porcelanosa tile backsplash and quartz countertop. The bathrooms also boast Porcelanosa tile with an accent wall in the shower and Kohler fixtures. Some units enjoy views of historic brownstones on 2nd Street, while the rear-facing units look onto greenspace.

The exterior of the ground-up new development is clad in brick, honoring the architectural identity of the Jersey City historic district known for elegant, low-rise buildings and quiet, tree-lined blocks. Incredibly desired due to transit accessibility, the neighborhood offers residents a choice of PATH train or Light Rail.

Amenities include a ButterflyMX smart phone building entry, bike racks, rooftop lounge with seating, grill and landscaping, and private parking. The indoor, ground-level parking garage is a major selling point for a boutique condominium in this coveted area.

Given the lack of ground-up new construction housing in historic downtown Jersey City,” says Kevin Kansagra, Partner & CFO at BLDG-UP, “Harsimus Flats is a limited opportunity for buyers that want a high quality home and the lifestyle that comes with living in this charming, historic neighborhood.”

Pricing ranges from one-bedrooms starting at $748,000 and two-bedrooms starting at $1,098,000. Sales have officially commenced, and the expected date of occupancy is fourth quarter of 2023.
